This is a simplified guide, not a formal eligibility check. Under Zero Brokerage, the key must be handed over to Rento. Under One-Time Tenant Placement, handing over a key is not mandatory — a neighbour, security guard, or the owner personally can show the property instead.

Property Management remains exclusive to NRI, outstation and absentee owners regardless of this diagram; final eligibility for any plan is confirmed by our team.
See The Numbers

Don't just compare rent. Compare the real return.

Vacancy gaps, repainting cycles and disputes quietly eat into what owners actually take home. These charts illustrate that difference using a representative ₹30,000/month property — figures are illustrative, not a promise of results for any specific property.

Illustrative Net Annual Return

Representative ₹30,000/month, 2 BHK property — by service

Text summary: Illustrative net annual return on a representative ₹30,000/month property — Self-Managed ₹2,95,000; One-Time Tenant Placement ₹3,15,000; Property Management ₹3,02,400; Company Rental Plan ₹3,60,000. Full assumptions are in the table below.

Illustrative example only, based on a representative ₹30,000/month property. Full assumptions and the line-by-line calculation are shown in the table below — please read them before drawing conclusions. Actual returns vary by property, location, condition and market. Company Rental Plan figures depend entirely on the signed agreement, not on this illustration.

Owner Time Involvement

Relative effort required from the owner, by plan

Text summary: Relative owner effort, lowest to highest — Company Rental Plan lowest, then Property Management, then Zero Brokerage, with One-Time Tenant Placement requiring the most owner involvement after move-in.

Qualitative comparison based on typical owner responsibilities under each plan, as described in the service details below.

Income Stability Over 12 Months

Illustrative comparison — traditional renting (with a vacancy gap) vs. Company Rental Plan

Text summary: Over twelve months, self-managed income is ₹30,000 per month except for a 1.5-month vacancy gap where it drops to zero and then half, totalling ₹3,15,000 collected. Company Rental Plan pays ₹30,000 every month with no gap, totalling ₹3,60,000.

Illustrative example only, using the same assumptions as the table below: a 1.5-month vacancy gap under self-management, versus the prevailing market rent paid on a fixed schedule under a signed Company Rental Plan agreement. Rent begins from the commencement date specified in that agreement, subject to completion of possession and handover requirements. Not a projection or promise for any specific property; actual rent, commencement date and schedule are determined solely by the signed agreement.
Base assumptions
Market rent₹30,000 / month (₹3,60,000 gross per year)
Vacancy — self-managed1.5 months between tenants
Vacancy — with Rento placement0.5 months between tenants
Repainting / refresh between tenants₹15,000 per year
Minor dispute & follow-up costs₹5,000 per year (self-managed only)
One-Time Tenant Placement commission15 days' rent = ₹15,000, once
Property Management fee8% of rent actually collected

Net annual return₹2,95,000₹3,15,000₹3,02,400₹3,60,000
Why Company Rental Plan shows highest here: it assumes Rento pays the prevailing market rent for the property across all 12 months, with no brokerage, no vacancy gap and no repainting cost to the owner. The applicable rent for your property is confirmed at inspection, and rent begins from the commencement date specified in the signed agreement, subject to completion of possession and handover requirements. That figure is only meaningful if it matches an actual written offer for your property — rent, term and start date are set solely in the signed agreement, and acceptance is subject to inspection and commercial assessment. Ask us for written terms before comparing.

The vacancy assumption drives most of the difference. At 1.5 months' vacancy, self-managed returns ₹2,95,000. At zero vacancy it would return ₹3,45,000 — close to the managed options. Your own vacancy experience is the single biggest variable, and it depends on location, rent level, condition and season.

These are illustrative figures for a representative property, not a projection or promise for any specific property.
01 — Zero Brokerage

Give us the key.
We handle the showings.

"Too busy to attend property visits?"

Zero brokerage to owner

Provide the main-door key and allow easy access for showings. We market the property, coordinate enquiries, and conduct visits — even when you can't be present.

  • ✓Owner provides one working main-door key; if the property has multiple entrance locks, keys required to access the apartment are also provided.
  • ✓Rento issues an official Key Holder Receipt on handover.
  • ✓Rento conducts visits for company-generated enquiries — and can also show the property to tenant leads referred directly by you.
  • ✓Every visit is recorded.
  • ✓Owner retains full control over tenant selection, rent, and final approval.
  • ✓Key is returned after tenant placement or cancellation.
  • ✓Owner manages the tenancy directly after move-in. No recurring management fee.
Owner protection: The key remains the owner's property at all times. Rento holds it only as a temporary custodian for authorized rental showings and will not duplicate or transfer it without the owner's written consent.
02 — One-Time Tenant Placement

Get a tenant.
Pay once. Manage independently.

"We find the tenant. You manage the property."

15 days' rent — no upfront fee, paid only after placement

A flexible, one-time service for owners who only need help finding and placing a suitable tenant — without any continuing property-management commitment.

  • ✓No upfront fee. Commission is payable only after successful tenant placement.
  • ✓Property listing and marketing.
  • ✓Enquiry and visit coordination.
  • ✓Tenant verification assistance.
  • ✓Rent negotiation and rental-agreement support.
  • ✓Service concludes after tenant onboarding — owner manages rent, maintenance and tenant matters afterward.
  • ✓No long-term contract or recurring fee of any kind.
Best for: Owners living locally who are comfortable managing the tenancy themselves once a good tenant is in place, and just want the search and verification handled professionally.
03 — Property Management

Living away?
We've got your property covered.

Exclusively for owners living outside Bengaluru — abroad, or in another city or state.

Exclusively for NRI, outstation & absentee owners · 8% of rent collected

We handle tenant placement, rent collection, tenant coordination, inspections and maintenance support — so you don't have to worry about a thing.

  • ✓Eligibility: offered exclusively to owners who do not live in Bengaluru — NRIs based abroad, and outstation or absentee owners living in another city or state. Owners residing in Bengaluru are not eligible for this service.
  • ✓No signup fee. 8% of monthly rent, charged only when rent is collected.
  • ✓No tenant means no monthly service fee — nothing charged during vacancy.
  • ✓Verified tenant placement.
  • ✓On-time rent remittance to the owner every month — even if the tenant pays late, Rento pays the owner on schedule.
  • ✓Tenant support from move-in to move-out.
  • ✓Periodic property inspections and owner updates.
  • ✓Maintenance coordinated with owner approval; repair costs charged separately.
Eligibility: This plan is offered exclusively to owners who do not live in Bengaluru — NRIs based abroad, and outstation or absentee owners living in another city or state — and who are therefore unable to manage the property personally. Owners residing in Bengaluru should consider Zero Brokerage or One-Time Tenant Placement instead. GST and third-party repair costs are additional where applicable.

On-time remittance: If a placed tenant pays late in a given month, Rento remits the owner's share on schedule regardless, so a late-paying tenant doesn't delay your payment. This applies once a tenant is placed and covers occasional late payment — it is separate from vacancy (no fee or rent applies while the property has no tenant) and does not extend to a tenant who stops paying altogether or vacates without notice. Full terms are set out in the management agreement.
04 — Company Rental Plan

Looking for
predictable long-term rent?

"No brokerage — we pay you the agreed rent and security deposit."

No brokerage · 2–5 year term

Rento Properties or its designated group company takes the property under a long-term rental arrangement. Rent begins from the commencement date specified in the signed agreement, subject to completion of possession and handover requirements — without waiting for an occupant to be found.

  • ✓Minimum term of 2–5 years.
  • ✓Rento pays the owner the agreed rent and security deposit, as set out in the signed agreement — based on the prevailing market rent for the property, confirmed at inspection.
  • ✓No tenant-search involvement required from the owner.
  • ✓Rento manages occupancy and day-to-day tenant coordination.
  • ✓No owner-side brokerage.
  • ✓Property use, occupant categories and subletting rights clearly documented.
  • ✓Exit, escalation, damage and handover terms agreed in advance, in writing.
Please note: Property eligibility is subject to inspection, location, and commercial assessment — acceptance is not automatic. All commercial terms (rent, deposit amount, payment schedule, and term length) are confirmed only in the signed agreement. Ask us for a sample agreement before you commit.
05 — Luxury Property Rentals

Reach qualified tenants
seeking premium homes.

"High-end apartments, luxury villas and bungalows — from ₹50,000/month."

Minimum rent ₹50,000/month · 1 month's rent or 8% management

Do you own a luxury property — a high-end apartment, luxury villa, or bungalow? We present it to tenants specifically looking for that standard of home, rather than listing it alongside standard rentals.

  • ✓Property assessed against premium criteria before inclusion — acceptance is not automatic.
  • ✓Criteria include location, construction quality, gated community, amenities, furnishing, configuration and interiors.
  • ✓Minimum rent ₹50,000/month. Typical bands served: ₹50,000–₹1 lakh, ₹1–2 lakh, and above. Meeting the minimum does not by itself qualify a property — the criteria above still apply.
  • ✓Presented to tenants specifically seeking premium homes.
  • ✓Viewings coordinated and managed on your behalf.
  • ✓Documentation and handover support included.
  • ✓Two fee options: a one-time commission of one month's rent on successful placement, or ongoing property management at 8% of rent collected — you choose.
Please note: A monthly rent of ₹50,000 or above is the minimum threshold to be considered — it is a starting condition, not a guarantee of acceptance. Inclusion is subject to inspection and assessment against the criteria above, and not every property qualifies. Fee details are confirmed once your property is assessed. This service does not guarantee a tenant will be found, or that any particular rent will be achieved.
06 — Rento Private Client Service

Discreet property handling
for selected private clients.

"Enhanced privacy. Controlled communication. Personalised attention."

Strictly by invitation from Rento Properties

An exclusive, owner-focused property service for selected individuals and families who require enhanced privacy, discretion and controlled property marketing.

Not for the general public · Shortlisted and invited at Rento's discretion

This service is not publicly available and cannot be claimed as a matter of entitlement. Owners may share their details for consideration, but invitations are issued solely by Rento Properties following an internal assessment.

An individual's wealth, profession, official position, family background or public profile does not create eligibility or entitlement to Rento Private Client Service.

07 — Short-Stay Property Management

Why keep your furnished
property sitting empty?

"Let your property earn while it sits idle."

70% owner / 30% Rento — on net revenue

Have a fully furnished flat sitting empty — between tenants, or for a few weeks or months? We manage bookings, guests and upkeep end to end, so the property earns during periods it would otherwise sit idle. We check suitability and society rules first, so you know where you stand before anything is listed.

  • ✓Revenue share: 70% to you, 30% to Rento — calculated on net distributable revenue after agreed expenses. Full formula and worked example below.
  • ✓Before you commit: property suitability check, society and locality rules review, and an honest income comparison against what the property would earn on a normal tenancy. Onboarding depends on your apartment association rules and any applicable local requirements being satisfied.
  • ✓Listing creation and optimization. Professional photography can be arranged where required; whether it is included or charged separately is confirmed before onboarding.
  • ✓Listed across multiple booking platforms, not a single channel.
  • ✓Pricing adjusted for demand and season rather than a fixed nightly rate.
  • ✓Booking and occupancy management, handled end to end.
  • ✓Guest identification, KYC and applicable verification procedures completed according to Rento policy and legal requirements.
  • ✓Check-in and check-out coordination.
  • ✓Housekeeping between stays.
  • ✓Day-to-day maintenance coordination.
  • ✓Coordination of applicable invoicing and reporting information. Tax advice should be obtained from a qualified professional — Rento does not provide tax advice.
  • ✓Owner agreement and documentation handled properly from the start.
  • ✓Suited to furnished properties; semi-furnished considered case-by-case.
Please note: Short-stay letting is subject to your apartment society's rules and any applicable local laws — both should be confirmed before starting. The 70/30 share is applied to net distributable revenue — gross bookings less the agreed expenses, which include Rento's operational and staff costs, guest refunds, platform penalties and unrecovered guest damage — not to gross booking revenue. Initial furnishing, appliances and linen stock are the owner's responsibility. Onboarding is subject to your apartment association rules and any applicable local requirements being satisfied. Actual earnings depend on how many nights are actually booked and on seasonality; a higher nightly rate does not by itself mean higher monthly income. If agreed expenses exceed booking revenue in any month, there is no distributable revenue for that month and the shortfall is handled as set out in the management agreement. This service does not guarantee continuous occupancy or any minimum monthly income. Full terms are set out in the management agreement.

Questions Owners Ask

Clear answers, before you commit.

Choose Zero Brokerage if you can provide the property key and want Rento Properties to conduct showings without charging owner-side brokerage. Choose One-Time Tenant Placement if you need help finding a suitable tenant but want to manage the tenancy yourself afterward. Property Management is intended for eligible NRI, outstation and absentee owners who require ongoing support. The Company Rental Plan is for owners interested in a longer-term direct rental arrangement with Rento Properties or its designated group company, subject to property assessment.

For Zero Brokerage and One-Time Tenant Placement, Rento Properties provides property marketing and tenant-placement assistance. Under Property Management, Rento manages the property on the owner's behalf. Under the Company Rental Plan, Rento Properties or its designated group company enters into a direct rental agreement with the owner and becomes the contracting tenant — not merely an intermediary.

No plan requires an upfront payment. Fees are charged only after a tenant is placed (Services 1 and 4 have no brokerage at all), or only on rent actually collected (Service 3).

Rent begins from the commencement date specified in the signed agreement, subject to completion of possession and handover requirements — you don't need to wait for us to find an occupant. The contracting entity (Rento Properties or its designated group company), the start date, amount and schedule are all confirmed in writing before signing. Property acceptance is subject to inspection and commercial assessment.

Yes. The key remains your property at all times. We issue a formal Key Holder Receipt on handover, log every visit, and will not duplicate or transfer the key without your written consent. It is returned once a tenant is placed, or within 24–48 hours if you request it back or cancel the service.

Under Zero Brokerage and One-Time Tenant Placement, the owner retains final approval over the tenant, rent, security deposit and rental terms. Under Property Management, responsibilities and approval procedures are defined in the management agreement. Under the Company Rental Plan, the owner agrees the rent, deposit, duration and other commercial conditions directly with the contracting company.

For the Company Rental Plan, the agreement may be executed by Rento Properties or its designated group company. The exact contracting entity is clearly identified before the agreement is signed, and the agreement specifies which entity is responsible for rent, security deposit, occupant coordination and other contractual obligations.

Necessary repairs or property-readiness work are discussed with you first. Repair, replacement and third-party contractor costs are handled according to the applicable agreement. No major owner-payable work is undertaken without your approval — the only exception being urgent action permitted under the signed agreement to protect the property or its occupants.

This plan is offered exclusively to NRI, outstation, and absentee owners who cannot manage their property personally. If you live locally and are simply time-constrained, One-Time Tenant Placement or Zero Brokerage may be a better fit.

Yes — many owners start with One-Time Tenant Placement or Zero Brokerage and move to Property Management or the Company Rental Plan once they've seen how we work. Talk to us about switching at any point.

Yes. For any of our services, you can request a sample agreement in advance so you know exactly what you're signing before committing. We'd encourage this especially for Property Management and the Company Rental Plan, given their longer or ongoing nature.

Responsibility for damage is set out in the relevant agreement. Under Property Management and the Company Rental Plan, move-in and move-out condition checks are carried out so any damage can be assessed and addressed as per the agreed terms. Under One-Time Tenant Placement and Zero Brokerage, the owner manages the tenancy directly, so damage is handled between owner and tenant per their own rental agreement.

Yes, verification assistance is part of Services 2, 3, and 4. Under Zero Brokerage, the owner gives final approval on the tenant regardless, so the owner retains the ability to carry out their own checks before agreeing.

Exit terms, notice period, and any conditions for ending the agreement early are set out in the signed Company Rental Plan agreement itself. We'd recommend reviewing this section closely in the sample agreement before signing, since it's a multi-year commitment on both sides.

No. Fees shown across all plans are exclusive of applicable taxes. GST, where applicable, is charged in addition to the stated fee or commission.

Generally 1, 2 and 3 BHK apartments; selected independent houses; and villas, including properties in gated communities, across Bengaluru. Larger configurations of 4 BHK and above, along with luxury villas and bungalows, are considered under Luxury Property Rentals. See the Property Requirements section above. Final acceptance for any plan, and particularly the Company Rental Plan, is subject to inspection and assessment.

Under Property Management and the Company Rental Plan, Rento coordinates with the apartment society or RWA on the owner's behalf as part of managing the tenancy. Under One-Time Tenant Placement and Zero Brokerage, the owner remains the primary point of contact with the society after a tenant moves in.

No. Inspections can typically be coordinated without the owner being physically present — this is especially relevant for NRI, outstation, and absentee owners under Property Management, and for owners considering the Company Rental Plan.

That's fine for any of our services — in fact, most owners approach us with a vacant property. Under Services 1, 2, and 3, there's no fee or rent from Rento while the property is vacant. Under the Company Rental Plan, rent begins from the commencement date specified in the signed agreement, subject to completion of possession and handover requirements, regardless of whether an occupant has been placed yet.

Important: All plans are subject to property inspection, society rules, and a signed agreement. Fees shown are exclusive of applicable taxes. All charts and figures on this page are illustrative examples for explanation purposes only and do not represent a promise, projection, or guarantee for any specific property. Company Rental Plan rent and deposit terms are payable as per the signed agreement only; property eligibility is subject to commercial assessment and is not automatic. Property Management is offered exclusively to NRI, outstation, and absentee owners. For Zero Brokerage: the key remains the owner's property at all times — Rento holds it only as a temporary custodian for authorized rental showings and will not duplicate or transfer it without the owner's written consent. Owner scenarios described on this page are illustrative examples, not accounts of actual customers. Where a service is provided through a group company, the identity of that company and its respective rights and obligations will be disclosed to the owner before execution of the agreement. The signed agreement will prevail over all general information displayed on this website. Ask us for a sample agreement or the Key Holder Receipt format before you commit to any plan.
